EPCs

EPCs are required by Directive from the European Union and whatever your views on climate change, there is little doubt that they are a permanent feature. That's why we have put considerable time and resources into creating a network of Domestic and Commercial Energy Assessors who are not only able to provide domestic and commercial property certificates, but also SBEM Ratings, SAP Ratings and Ratings for the Code for Sustainable Homes.

Since April 6th 2012 all commercial properties require an EPC if they are on the market. Penalties are based on the rateable value with a minimum fine of £500 up to a maximum of £5000.

Commercial EPCs

We will provide commercial EPCs for all grades of retail and industrial units. We also provide Display Energy Certificates for Public Buildings and Institutions. These have been required on change of tenancy on all commercial buildings since January 2009, and are now mandatory on all commercial property on the market.


EPCs for New Builds

Our team of SAP assessors will provide EPCs for all new build dwellings, including Code for Sustainable Homes certificates for all new domestic housing developments. For all off-plan dwellings being marketed, we can also provide Predictive Energy Assessment Certificates and for property under construction, being marketed for sale, we provide on-construction EPCs.


EPCs for Lettings

Every property marketed or let to a new tenant since the 1st October 2008 must have an EPC. It is the Landlord's and Agent's legal responsibility to ensure that the EPC is supplied to the prospective tenant. We will check on boiler performance, insulation, double-glazing and the efficiency of appliances. Any landlord who fails to comply is liable to incur heavy fines for each non compliant property.
